2023 ULI HINES CASE COMPETITION

Seed applies the concept of regenerative pollination to the master plan of redeveloping an old military base and restoring a wetland in North Charleston, SC. This climate-resilient mixed-income neighborhood features over 600 residential units, of which 30% are affordable.

Full Concept

The Seed is rooted in principles of democratic thought and public participation. Adults can program spaces like the public amphitheater, children can make calculated decisions in the neighborhood's risk playgrounds, and residents of all ages can participate in the Pollination Project, a seed distribution program that allows for the spread of native flowers throughout the neighborhood.

The neighborhood also features units for small and medium-scale commercial retail, restaurants, a grocery store, bird observatory, and more…
